1. Introduction

Hard Money Lenders of Montecito (the "Site") is a lead-generation service operated by Lead Skills, LLC ("we," "our," or "us"). The Site is not a lender. We connect borrowers who request information about hard money financing with one or more participating lenders who may be able to help. Because the Site collects nonpublic personal information (NPI) used to pursue financial products, our handling of that information is subject to the federal Gramm-Leach-Bliley Act (GLBA), including its Privacy Rule and Safeguards Rule, as well as applicable state privacy laws.

This Privacy Policy explains what information we collect, how we use it, how and with whom we share it, and the choices you have. By submitting an inquiry through the Site, you acknowledge this Privacy Policy.

2. Information We Collect

We collect information directly from you when you submit an inquiry, contact us, or otherwise interact with the Site, and automatically when you use the Site. Categories include:

• Identifiers — name, email address, mailing address, telephone number, and similar contact identifiers.
• Property and investment information — property address, property type, intended use, purchase price, estimated value, rehab budget, and project timeline.
• Financial information — loan amount requested, loan-to-value or loan-to-cost estimates, prior real estate experience, and other information you provide that is relevant to a financing request.
• Usage data — IP address, device and browser information, pages viewed, referring URL, and similar information collected automatically through cookies and similar technologies.
• Communication records — records of your communications with us, including form submissions, emails, text messages, and phone calls (which may be recorded where permitted by law).

3. How We Use Your Information

We use the information we collect to:

• Match your inquiry with one or more participating lenders that may be able to provide financing.
• Communicate with you about your inquiry and respond to questions or requests.
• Operate, maintain, secure, and improve the Site and our services.
• Detect, prevent, and address fraud, abuse, and security incidents.
• Comply with applicable laws, regulations, court orders, and lawful requests from public authorities.

4. How We Share Your Information (GLBA Disclosure)

We do not sell your personal information. Consistent with the GLBA Privacy Rule, we may share your information with the following categories of recipients for the purposes described below:

• Participating lenders. We share inquiry information with one or more participating hard money lenders so they can evaluate whether they can offer you financing and contact you regarding your inquiry.
• Service providers. We share information with vendors that perform services on our behalf, such as hosting, email delivery, analytics, marketing automation, fraud prevention, security, and customer support. These vendors are contractually limited to using the information to provide services to us.
• Legal, safety, and compliance. We may disclose information when we believe in good faith that disclosure is required or appropriate to comply with law, respond to lawful requests, enforce our Terms, or protect the rights, property, or safety of us, our users, participating lenders, or others.
• Business transfers. If we are involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of assets, your information may be transferred as part of that transaction, subject to standard confidentiality protections.

A current list of participating lenders is available upon request. We do not sell your nonpublic personal information.

5. Your Right to Limit Sharing

When you submit an inquiry through the Site, you authorize us to share the information you provide with one or more participating lenders so they can respond to your request. This authorization is a condition of using the lead-matching service.

If you do not want your information shared with participating lenders, please do not submit an inquiry. To opt out of future contact, you may:

• Reply STOP to any text message to opt out of SMS.
• Use the unsubscribe link in any marketing email we send.
• Contact us using the information in Section 10 to request that we stop contacting you and to ask that we instruct participating lenders to do the same.

Opt-out requests apply to future communications from us. Once your information has been shared with a participating lender, that lender's privacy practices and your separate communications with that lender are governed by its own privacy policy.

6. Data Security

Consistent with the GLBA Safeguards Rule, we maintain a written information security program with administrative, technical, and physical safeguards designed to protect the security, confidentiality, and integrity of customer information. These safeguards include access controls, encryption of data in transit, vendor due diligence, employee training, monitoring for unauthorized activity, and an incident response process. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

7. Your Choices

Subject to applicable law, you may have the right to:

• Access the personal information we hold about you.
• Correct inaccurate or outdated information.
• Delete personal information we maintain about you, subject to recordkeeping and legal exceptions.
• Opt out of SMS by replying STOP to any text message.
• Opt out of phone calls by telling us during a call or by contacting us using the details in Section 10.
• Opt out of marketing email by using the unsubscribe link in any email or by contacting us.

To exercise these rights, contact us using the information in Section 10. We may need to verify your identity before responding.

8. Children's Privacy

The Site is intended for adults age 18 or older and is not directed to children. We do not knowingly collect personal information from children under 18. If you believe a child has provided personal information, please contact us so we can delete it.

9. Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will post the revised policy on this page and update the "Last updated" date above. Your continued use of the Site after changes take effect constitutes acceptance of the revised policy.
